Overview

## What a properly managed renovation actually looks like

A renovation done properly is a sequence of overlapping trades — not a series of standalone jobs. Plastering can't start until first fix is signed off. Decoration can't start until plaster is fully dry. Coordinating that takes one person who owns the programme from day one.

We project-manage everything from cosmetic refurbishments to full-strip rewires, replumbs, replasters and refits. Including full kitchen and bathroom installation, structural alterations, new floors, decoration and certification.

### Who it's for

Owners of recently bought properties needing modernisation, landlords upgrading buy-to-lets, period property owners restoring to standard, and anyone tired of doing rooms one at a time.

### When you need it

When 3+ rooms need work, when systems (heating, electrics) are 30+ years old, when a property has just been inherited or purchased, or when piecemeal upgrades have stalled.

### Why use a professional

Renovations involve every trade in the book. Sequencing, certification and signing off as one coherent project is what separates a finished home from a permanent building site.

Why It Matters

## Renovation pitfalls that drag projects on for years

Most stalled renovations share the same root causes. Awareness avoids them.

RISK 01

### No written programme

Verbal 'we'll get to it' becomes 18 months of half-done rooms. Every renovation we run starts with a week-by-week written programme.

RISK 02

### Trades booked in the wrong order

Plasterer arrives before electrician finishes first fix — chases and patches the room twice over. We sequence properly.

RISK 03

### Old electrics left in

Patching modern circuits onto pre-1980s wiring is a fire risk and an EICR fail. We plan a full rewire alongside any major refurb.

RISK 04

### Plaster painted too early

New plaster needs 4–6 weeks to dry before topcoat. Painting too early causes peeling and salts within months. We programme around this.

RISK 05

### No certification handed over

Without electrical, gas, Building Regs and energy paperwork, the renovation hasn't actually finished — it just looks like it has.

Our Process

## A clear five-step system, from first call to final sign-off

1. 01
   ### Survey & scope
Walk-through of the whole property, identification of structural, services and cosmetic work, written scope agreed with you.
2. 02
   ### Fixed written quote & programme
Itemised cost plus a week-by-week programme within 7 days of the survey.
3. 03
   ### Strip-out & first fix
Removals, structural alterations, full rewire and replumb if specified, plastering preparation.
4. 04
   ### Plaster, second fix & finishes
Walls and ceilings, kitchens and bathrooms installed, flooring, doors, ironmongery, decoration.
5. 05
   ### Certification & handover
Electrical certificate, gas safe certificate, Building Control sign-off where applicable, warranty pack.

Benefits

## What you actually get when we run the job

### One programme, one price

You see the whole project mapped on one schedule. No drift, no scope creep without written sign-off.

### Sequenced properly

Trades arrive in the right order. Nothing patched twice.

### All certification handed over

Electrical, gas, Building Control, energy — full paperwork pack at completion.

### Period detail respected

On Victorian and Edwardian terraces in Sheffield and Leeds we restore cornices, ceiling roses and original timber where it survives.

### Modern systems, properly installed

Combi boilers, smart heating zones, MVHR where appropriate, EV charging where requested.

### 10-year workmanship guarantee

Written cover across the whole project.

In Detail

## Renovation types and detailing across Yorkshire

Different property types call for different approaches. Here's how we tailor the work.

### Victorian & Edwardian terraces

Common in Sheffield and Leeds — typically need full rewire, replumb, damp-proof course renewal, sash window restoration and chimney breast assessment. We retain original cornicing, plate rails and floorboards wherever sound.

### Interwar and 1950s semis

Barnsley and Wakefield are full of these — solid wall construction, original electrics, often inefficient heating. We typically rewire, replumb, install combi boilers and externally render or insulate to upgrade thermal performance.

### 1960s–1970s detached

Wide rooms but tired finishes. Often best refurbished by removing internal walls (with structural calculations) to create open-plan living, alongside a full rewire and new bathrooms.

### Buy-to-let upgrades

Landlord-spec renovations to maximise rental yield: hard-wearing LVT flooring, neutral decoration, robust kitchens, electric showers, EICR compliance and Energy Performance Certificate uplift.

### Pre-sale refurbishments

Targeted spend to maximise sale price — kitchen refresh, bathroom replacement, neutral redecoration, kerb appeal. We advise honestly on what will and won't add value in your area.

### Damp & timber treatment

Rising damp via injected DPC, penetrating damp via render and pointing repairs, woodworm and dry rot treatment with replacement of affected timbers.

### Heating & insulation upgrades

Combi boiler installation with smart zoning, loft insulation top-up to 270mm, cavity wall insulation where appropriate, internal wall insulation on solid-wall homes.

### Structural alterations

Removing internal walls, opening up chimney breasts, forming new openings — all with structural engineer's calculations and Building Control sign-off.
