    A renovation done properly is a sequence of overlapping trades — not a series of standalone jobs. Plastering can't start until first fix is signed off. Decoration can't start until plaster is fully dry. Coordinating that takes one person who owns the programme from day one.

    Victorian & Edwardian terraces

    Common in Sheffield and Leeds — typically need full rewire, replumb, damp-proof course renewal, sash window restoration and chimney breast assessment. We retain original cornicing, plate rails and floorboards wherever sound.

    Interwar and 1950s semis

    Barnsley and Wakefield are full of these — solid wall construction, original electrics, often inefficient heating. We typically rewire, replumb, install combi boilers and externally render or insulate to upgrade thermal performance.

    1960s–1970s detached

    Wide rooms but tired finishes. Often best refurbished by removing internal walls (with structural calculations) to create open-plan living, alongside a full rewire and new bathrooms.
